The Planning Commission is hereby designated as the advisory agency with respect to standard subdivisions as provided in the Subdivision Map Act of the State of California. The Planning Commission shall make investigations and reports on the design and improvement of any proposed division of real property for which a tentative map is filed, and shall consider requirements and conditions that should be placed upon such division of land. The Community Development and Public Works Directors as defined in Section 38-11 shall advise and assist in making investigations and reports on tentative maps.
